Gallerani Residence

The Galerani Residence is built on an open 3.5 acer farm site on Vashon Island in Washington state. The island is accessed by ferry only and quite rual. 
The goal was to creat a modern farm house that utilized sustainable principles that would presearve as much of the site as possible and reduce the enviromental impact 
of the construction and operation of the building. 
This unique residence's panelized and prefabricated systems helped it earn Built Green and leed points. A repurposed silo containes the dining room. 
The walls and ceilings are insulated to R=38. The panalized system uses 40% fewer labor hours for construct, has 55% less lumber waste, sixty percent less sheeting waste, 
and uses roughly 2% less lumber and sheathing than conventional on site stick framing. All wast materials at the factory ar recycled.

that is powered by an ninty-eight percent efficient all electric boiler. The concrete floors have areas of hardwood and tile accents to soffen the visual impact of 
the concrete. The 2100 square foot home colects the water from all impervious surfaces and transfers it through piping and bio-swale to a infiltration trench on site that can over flow alowing the water to sheet flow over a meadow before leaving the property. the system helps to absorb water, remove contaminates and helps to protect neighbors and Puget Sound from on site polutants and maintains run off at pre construction levels.The four-inch insulated concrete slab on grade floor system has a hard troweled and matte sealed finish.The floor is heated with hydronic radient-floor heating
